Spring
- Have air conditioner checked by professional
- Turn off humidifier
- Test GFCI outlets
- Test smoke and CO detectors
- Check caulk/grout around tubs, showers & sinks
- Check underside of roof (attic) for water damage
- Check painted surfaces for paint deterioration
- Check doors & windows for finish failure
- Check for broken glass or damaged screens
- Clean window wells & storm drains
- Check for trip hazards in sidewalks & driveways
- Check masonry for cracks & loose joints
- Check siding & trim for damage & decay
- Check for damaged gutters & downspouts
- Check for damaged or loose roof shingles
- Check for damaged flashings
- Inspect foundation cracks for new movement

- Have heating system checked by professional
- Turn on humidifier
- Test GFCI outlets
- Test smoke and CO detectors
- Check caulk/grout around tubs, showers & sinks
- Check condition of power & extension cords
- Clean dirt/dust from around furnace
- Check caulking at doors & windows
- Check weather stripping for damage & fit
- Check vents & chimneys for animal nests
- Clean gutters & downspouts
- Check catch basins for adequate drainage
- Drain outside water lines & hoses
- Clean all roof/attic vents
- Check all railings & banisters
- Inspect decks & porches for structural failure or
cracked/loose boards & supports
- Inspect windows for broken seals

Annual or As
Necessary
- Change or clean furnace/AC filters monthly
- Check basement, crawlspace or attic for dampness or leakage
following rain
- Check safety reverse & electronic eye functionality on
garage door annually
- Have chimney swept, check chimney masonry annually
- Check water heater release valve & drain 2-3 gallons of
water to remove sediment annually
- If you feel a shock from touching any appliance; disconnect
& repair immediately
